This signifies a major step forward in the regeneration of south Bristol.
The partnership of LiveWest and Keepmoat combines the South West region’s largest housing provider and developer, with one of the UK’s top ten home builders.
The land is owned by Bristol City Council, who secured outline planning consent in September 2018 for up to 350 new homes and public open space. Following this, the Council selected LiveWest and Keepmoat as the preferred development partner to work up the detailed scheme for the site.
Live West and Keepmoat Homes are working in partnership with Bristol City Council and a highly-skilled design team, including architects Roberts Limbrick Associates, to transform the former brownfield site of Hartcliffe College Campus.
The proposals will include at least 30% affordable housing made up of 80 homes for social rent, 25 for shared ownership, with the remaining 205 homes being for open market sale.
Consultation with the local community will begin in the New Year before submitting a Reserved Matters Planning Application in Spring 2019. Subject to obtaining the necessary consents, work is set to start on the homes by Autumn 2019.
As part of their proposal, partners are currently exploring ways of speeding up building by including modular methods of construction, which could deliver homes in less than half the time of traditionally built houses.
Russell Baldwinson, LiveWest’s Executive Director of Development said: “We have partnered with Keepmoat Homes to deliver a scheme which we are sure will act as a catalyst for the further regeneration of the Hartcliffe area.
“Together, we know that we have the strength, vision, commitment, and desire to innovate, along with the experience and resources to successfully deliver a great place to live.
“Bristol City Council has undertaken extensive consultation work to come up with a scheme that provides a good balance of tenures. We will build on this and continue consultation with the local community as we develop our detailed plans to ensure we provide a housing scheme that is vibrant long term.”
Ben Cook, Regional Managing Director at Keepmoat Homes said: “As the UK’s leading partnership home builder, we’re delighted to be working with LiveWest on another exciting development in the South West and our first as joint venture partners.
“We have a strong track record of delivering new homes across the country, particularly on brownfield land. As such we look forward to bringing our experience to this development and working with all the partners to breathe new life into the area, support the regeneration of South Bristol and build much-needed new homes.”
LiveWest has a strong presence in the area with over 300 properties in Hartcliffe and nearly 450 in the wider south Bristol area.
Mayor of Bristol, Marvin Rees, said: “We’re delighted to be working with LiveWest and Keepmoat on this project. We are committed to building quality new homes and this development will play a vital role in helping us reach our target of building 2,000 homes per year – 800 of which are affordable – by 2020.
“Partnership-working is vital to achieving these goals and we are excited to be working with people who are keen to explore innovative solutions, including modular construction, to try and speed up construction of these much-needed homes.
“This development offers a fantastic opportunity to provide quality housing for south Bristol and will also deliver a welcome boost to the local economy.”
